BALMORAL Group, one of Aberdeen’s largest privately owned companies, has announced the official launch of its multi-million pound business park development at the southern gateway to the city.

Balmoral Business Park, spanning some 18 acres, is located three miles south of Aberdeen city centre adjacent to the Loch of Loirston, and facing the A956, with the proposed Aberdeen Western Peripheral Route running within one mile of the development.

The Park has been designed to accommodate more than 135,000 sq ft of office space and is split into two phases. Balmoral has started work on a speculative three-storey office development of 40,550 sq ft on phase one which it says is attracting lots of interest.

Completion of the building is scheduled for summer 2014.

Phase two of the development will offer tailored design and build office accommodation to meet occupiers’ requirements with bespoke building solutions available.

The company says all accommodation will be designed and built to the highest specification ensuring the quality of space offered is in keeping with the park’s location, landscape and prominence.

Generous car parking has been allowed for which is complemented by cycle ways and footpaths that have been constructed as an integral part of the development.

Jim Milne, chair and managing director of Balmoral, said: “Open vistas over the surrounding lochside area will provide the occupants with an outstanding working environment whilst the setting and design of the park will offer an architectural statement that is sure to make a significant and lasting contribution to Aberdeen’s cityscape.

“With terrific access and views over the Loch of Loirston this is a unique business proposition which has the potential to attract inward investment to the city as well as offering consolidation possibilities for companies already based here.

“I believe the quality, choice, and environmental setting of this development is unprecedented in Aberdeen.”

Gary Gerrard, non-executive director with Balmoral, said: “Demand for quality campus-type office accommodation in Aberdeen continues to outstrip supply.

“Our commitment to providing the highest quality accommodation on an unrivalled location has attracted several notes of interest and we are working closely with our team of professional advisors in preparing further plans.

“The provisional site plan outlines the potential for a further 100,000 sq ft of design and build opportunities across four buildings to meet client-specific requirements.”
