Media Release: Shepherd offers major development opportunity at Balgownie Centre, Aberdeen for sale

ACTING on the instruction of the board of management of North East Scotland College, Shepherd Chartered Surveyors is offering a major development opportunity at Balgownie Centre, Bridge of Don, Aberdeen for sale.

The site is located within the Bridge of Don, just four miles to the north of Aberdeen city centre, close to Ellon Road which is one of the main routes leading to and from the city from the north.

The substantial 2.16 hectares development site was previously home to the College’s Balgownie Centre, though the buildings on site have been demolished.

The site has full planning permission, subject to a legal agreement for a major residential scheme which includes 99 apartments, 42 town houses, six detached houses and 24 semi-detached houses. In addition, the scheme would provide 156 car parking spaces along with 5,180 sq m of public open space.

James Morrison, senior surveyor at Shepherd’s Aberdeen office, said: “Not only does this major development site provide excellent access to Aberdeen’s main inner ring road network, but it is also located in very close proximity to both Aberdeen Exhibition Centre and Bridge of Don Industrial Estate.

“Its particular location, together with planning permission for a major residential scheme, leads us to anticipate keen interest in this rare opportunity to secure a significant site for development on the outskirts of Aberdeen city centre.”

The proceeds of the sale will be used by the College to develop its estate. Roddy Scott, vice-principal (Finance), explained: “In recent years, considerable investment has been made in the campuses at Altens, Fraserburgh, Clinterty and the Aberdeen City Campus at the Gallowgate.

“We have also created learning centres at Craibstone, Inverurie and Peterhead and we have a new centre under development at Ellon.

“These developments have been funded, in the main, by the college from its own reserves. At the moment our City Centre Campus is currently being reclad at a cost of £6million.

“This will extend the life of the building for a further 50 years. The next phase is to develop the inside of the campus so that the space meets the changing needs of the college.

“This will come at a price to which the college must meet. The revenue from the sale of Balgownie will help us to do this and invest in our other centres as required.”
